The introduction of the Real Estate Services act in 2004, has assisted British Columbia’s real estate professionals in achieving higher standards while serving the interests of their clients. The act also calls for licensing of professional real estate management services, in order for the public to have a degree of confidence that the person representing them will provide a consistently reliable and higher quality of care, and a reduced risk of unforeseen circumstances.

Our philosophy - South Cariboo Property Management is built on four essential principles: quality people, solid property management skills, responsive service, and superior communications.

We manage each property as if it was our own, paying a great deal of attention to every management detail, including but not limited to; the physical asset, accounting, budgeting, and comprehensive reporting to our clients.


Available Services:

The following is a partial list of the personalized services that are available through South Cariboo Property Management:

Leasing / Rent-Up:
  • Marketing the rental property via web, newspapers, and signs (at client’s discretion)
  • Answering and follow-up on inquiries about leasing or rentals
  • Showing properties to prospective tenants
  • Processing rental applications
  • Performing credit and landlord checks on prospective tenants
  • Preparing and facilitating leases and other agreements
  • Negotiating leases
  • Performing property inspections at the beginning and end of tenant occupancy
  • Preparing and providing legally-required notices to tenants regarding lease renewals, rent increases, etc.
Administration - providing personal attention to all facets of management:
  • Ensuring that tenants are aware of all rules and regulations affecting property
  • Managing tenant relations on behalf of the owner regarding all matters related to the property
  • Collecting monthly rents into a trust account
  • Paying net proceeds of collected rent to owner by the 15th of each month
  • Paying routine operating expenses out of rental receipts
  • Consulting with owner to obtain approval for any extraordinary expenses
  • Providing monthly accounting statements detailing all income and expenses
  • Providing a year-end summary of all income and expenses
  • Representing the interests of the owner at review and arbitration board hearings
  • Providing personal attention to all facets of management
Maintenance - in addition to conducting periodic on-site inspections of the property:
  • Making arrangements for building repairs and maintenance
  • Making arrangements for landscaping and snow ploughing services
  • Recommending special maintenance initiatives as required
  • Performing some routine maintenance and overseeing contractors
  • Conducting grounds-keeping-plan reviews, with recommendations for economy

Additional Property Services. Property-Check is a separate service provided to owners (without a rental management contract) who are planning to be absent from their properties for any period, from just a few days, to an extended vacation.
Property-Check Services:
  • A walk-through of property (buildings and landscape)
  • Checking the plumbing (flushing toilets, running taps)
  • Making sure windows and doors are secure
  • Making sure the appliances are on safe and efficient settings
  • Making sure heat controls are set to the appropriate temperature
  • Removing any collected flyers and newspapers 
  • Watering plants
  • Outdoor plant care
  • Grocery shopping prior to arrival home
  • E-mailing a report to the property owner after each visit
  • Other needs you have can also be discussed

Tenant Placement Only. Sometimes it becomes necessary for a property owner to seek a one-time arrangement for tenant placement. This would normally include:
  • Advertising and other means of finding prospective tenants
  • Showing the property to prospective tenants
  • Checking references of prospective tenants
  • Facilitating the tenancy agreement

Fees:

Every property is unique and all fees are tailored to your particular needs and circumstances.

For commercial property rates - please contact us.

Residential - Our management fees are very competitive.  Typically fees range from 10% to 15% of the monthly rents collected for residential properties, plus an administrative setup fee of one half of one month’s rent (minimum $350).  Individual rates are based on your particular property and what services your management contract includes. 

A fee structure for additional services can also be negotiated on an individual basis.
